Smaller Homes, Bigger Opportunities

When most people think of buying a home, they picture the classic “single-family” model: three bedrooms, two bathrooms, maybe a garage and a yard. But here’s the reality – more than one-quarter of U.S. households today are single-person households. That’s millions of buyers who don’t need – or want – the extra space and cost of a traditional house.

Why Smaller Homes Make Big Sense

Now keep in mind, I don’t necessarily mean “tiny homes” (400 sq ft or less) and I don’t necessarily NOT mean tiny homes – there is plenty of room between “tiny” and “single family” to make way for “single person” style homes – and this is why I think it makes a lot of sense to pursue this new construction strategy:

  • Affordability
Rising home prices and construction costs have pushed many would-be buyers to the sidelines. By building smaller homes designed for one or two people, developers could create a new class of affordable housing – livable, efficient, and far more affordable when compared to today’s price tags.
  • Lifestyle Fit
Not everyone wants to maintain a large home. For single professionals, retirees, or anyone looking to downsize, smaller homes mean less maintenance, lower utility costs, and a space that actually matches how they live.
  • Market Relief
The competition for traditional family-sized homes in the Poconos is fierce. Adding a category of smaller homes would ease pressure on that market, while opening doors for buyers who are currently stuck renting or waiting.

Making Pocono Living More Accessible

Living in the Poconos is about lifestyle – fresh air, outdoor adventure, and a slower pace of life. Smaller homes here could mean:

  • Accessible homeownership that’s affordable and practical.
  • A primary home for those who want ownership without excess.
  • Smarter use of land development, allowing more housing per acre and saving the need for more costly development of our natural lands.

Looking Ahead

The demand is already there – it’s just waiting for supply to catch up. As we look toward the future, single-person homes could become one of the most exciting opportunities in the Pocono housing market.
